September brought a shift toward a more typical fall housing market across much of Indiana. Home sales declined from August in most communities, while many homes also took somewhat longer to sell. Inventory remained higher than earlier in the year across many markets, giving buyers more options to consider as the busy summer season came to a close.
Home prices told a more varied story. Carmel, Fishers, and Noblesville all recorded higher average sale prices despite fewer sales, while several other communities saw prices move lower. These monthly changes do not necessarily mean individual home values changed by the same amount; the types and price points of homes that sold can have a meaningful impact on the average.
Lakefront markets are a particularly good example. Kosciusko and Steuben counties experienced large swings in average sale price, but these smaller markets can be heavily influenced by the specific homes that sell in a given month. Looking at sales activity, pricing, and time on market together provides a much clearer picture than any one statistic alone.
Overall, September points to a market settling into a more measured fall pace, but conditions continue to vary significantly by location and price point. For buyers and sellers, understanding what is happening within a specific community remains far more useful than relying on broader market trends alone.
