Pricing trends were generally stable to positive, with several markets seeing moderate gains in average sale price. At the same time, select communities experienced slight pricing adjustments, often reflecting the mix of homes sold rather than a shift in underlying value. The luxury segment showed increased activity, though pricing softened slightly month over month, reinforcing the importance of individual property positioning in higher price points.
Days on market improved significantly across many areas, suggesting that well-prepared and appropriately priced homes are moving quickly as demand increases. This trend was particularly notable in suburban markets and select lakefront regions, where absorption rates accelerated meaningfully.
Inventory levels remain relatively constrained in many core suburban markets, with months of supply still below balanced levels.
