    Record-Breaking Sale of Linden House is now the Highest Selling Residential Property in Indiana’s History

    National retailer RH, developer M Development and Christel House International are excited to announce that the sale of Linden House, the estate of the late Christel DeHaan, has closed and will become the home of the RH furniture showroom, interior design gallery, upscale RH restaurant, wine bar and outdoor furniture gallery.

    Linden House is a 41,762-square-foot mansion on approximately 168 acres along Michigan Road, just west of the White River, adjacent to Butler University, Newfields and The International School.

    RH, which operated as Restoration Hardware prior to 2017, will lease and operate the property. RH’s goal is to open in summer 2023. The estate will be turned into a spectacular showroom curated with RH-brand products. Customers will have the opportunity to explore the estate, gardens, and order furnishings at the showroom.

    RH has opened similar galleries and restaurants in Boston, Chicago, Dallas, New York City and San Francisco.

    Ms. DeHaan’s estate was co-listed by Mike Johnson, of residential real estate brokerage Encore Sotheby’s International Realty, and, Stan Burton, of commercial real estate brokerage Avison Young. The estate was listed for $14,000,000, in January of this year, and is now the highest selling residential property in Indiana’s history, at $14,500,000.

    Proceeds from the sale of the property will support Christel House International. Christel House International serves 6,688 students at nine schools: four in Indianapolis, two in India and one each in Jamaica, Mexico and South Africa. The organization also provides students with five years of post-graduation support in the form of financial, academic and career assistance through its Christel House College and Careers program.

    In August, communities throughout Indiana shared trends of increased average days on market (DOM) and remained relatively consistent in terms of average sales price and number of transactions as compared to July of this year.

    In Hamilton County, the average sales price in Carmel was $576,496, a 3.6% decrease month over month. In Fishers, the average days on market jumped to 14 days in August from 10 days in July. In Noblesville, the average sales price increased to $402,096, or by 2.4% month over month. Conversely, Westfield dropped to $459,689 for an average sales price across the 109 transactions that occurred, or a 13.4% decrease from July. In Boone County, Zionsville saw an 80% increase in averages days on the market, going from 10 days in July up to 18 days in August. Additionally, the average sales price rose to $665,473, up 4% from the previous month.

    In Washington Township, the number of transactions increased slightly from 203 to 212, and the average sales price decreased by 13.6% to $341,669. In Downtown Indianapolis, the average days on market was nearly cut in half from 120 days in July down to 65 in August.

    Fort Wayne remained consistent with a similar average sales price month over month at $249,785, a 2.3% decrease from July and saw homes remain on the market slightly longer, as seen by a 50% increase in average days on market to 12 days in August from 8 days in July. The Kosciusko County Lakes saw a sizable 51.7% average sales price increase to $725,902 across 34 transactions compared to the previous month.

    In Northwest Indiana, Valparaiso showed consistent trends with other communities through the Hoosier state, with increased average days on market from 13 days in July to 23 days in August and a slight 3.7% increase in average sales price to $376,364 in August. The NWI Lakefront Beach communities saw a drop in averages sales price to $262,505 or down 20.7% from the previous month.

    What do you love most about living in Indiana?

    The wonderful quality of life enriched by great friends and friendly people.

    How does Encore Sotheby’s International Realty provide value to your clients?

    What is the most fulfilling part about being a real estate agent?

    Finding the perfect home for my buyers and getting the best sales price for my sellers.

    Have you had any crazy experiences while in the field?

    There isn’t enough space here to detail some of the crazy experiences, but the one that sticks in my mind is having an experience in a bonafide haunted house. Very scary!

    What motivates you?

    Helping people achieve their real estate goals and dreams.

    If you could travel anywhere in the world, where would it be and why?

    I’ve always wanted to go to Japan as the culture and technology they continually advance has always fascinated me.

    What’s your top piece of advice for clients who are selling a home? What about buying a home?

    In terms of selling, you don’t need to spend a fortune to get your home on the market. You must do certain things to neutralize or repair if things detract from the look of the home, and staging is recommended and is not always expensive. As for buyers, I always tell them not to force a home to fit their needs, it has to happen naturally. For twenty years I have watched buyers as they walk into a home and just know it’s the one.

    What do you do from a philanthropic standpoint?

    Having lost my wife to cancer, and as a cancer survivor myself, I am getting more involved in Cancer Society activities and fundraising. Additionally, I oversee the endowment of the Amy Kline Memorial Scholarship which works through the Carmel Education Foundation and awards scholarships to college bound freshmen.

    What are your most enjoyable hobbies?

    I enjoy art and theater and can be found at many of Indy’s fine museums. I also like spending time cooking and enjoying meals with close friends – it’s always a special time for me.

    What are your best recommendations of things to do and see for people moving to Indiana from out-of-state?

    Naturally, I recommend the downtown museums, zoo, the Cultural Trail and Mass Ave. But I also enjoy showing them the cool areas around town such as Irvington and the explosive growth in Hamilton County such as in Carmel, Fishers and Westfield. I explain that these areas are practically unrecognizable from only a few years ago!

    What’s your favorite design trend and what’s got to go?

    Eclectic design is always in for me. Stained woodwork is out and always dates a home.

    The July housing market brought little change month over month in many communities throughout Indiana in terms of average sales price and number of transactions, whereas the average days on market (DOM) fluctuated depending on location and price point. Homes priced above $1M in central Indiana jumped 125% to 36 DOM in July from 16 days in June. Additionally, homes over $700,000 in Fort Wayne mimicked the trend, showing a 233% increase in DOM to 20 days in July from just 6 days in June.

    While Carmel (-6.2%), Fishers (-1.2%), Noblesville (-1%) and Zionsville (-8.6%) saw slight decreases in average sales prices compared to the previous month, in contrast Westfield (+12.4%), Downtown Indianapolis (+7.9%) and Washington Township (+3.7%) each observed a bump in the average sales prices.

    Inventory across the state varies by location. Specifically in the NE region of the state, Fort Wayne shows less than one month’s worth of inventory available while in the NW region of the state, Valparaiso shows just over one month’s worth of inventory. The average sales prices in the lakes regions, including NE Indiana Lakes ($486,029), Angola Lakes ($646,908) and NW Indiana Lakefront Beach ($330,864) regions show a variety of price points to suit buyers in search of a waterfront retreat.

    The housing market in June showed an increase in the number of transactions compared to May across many submarkets in the Hoosier state. Carmel, Westfield, Zionsville and Washington Township in Indianapolis all saw at least 15% higher numbers of transactions month over month. In other parts of the state, including NE Indiana Lakes, and NW Indiana Lakes, the same theme occurred with 66.7% and 17% increases compared to May, respectively.
     
    The average sales price remained consistent in many markets, with a few exceptions including Downtown Indianapolis where prices decreased from $459,943 in May to $393,266 in June, while the NE Lakes jumped up from $398,332 to $544,453. The average sales prices for Indiana markets show a variety of price points differing by location for buyers, including Zionsville ($699,993), Carmel ($638,035), Fishers ($461,028), and Fort Wayne ($258,862), to name a few.
     
    The average days on market showed consistency throughout many communities from the previous month, barring few exceptions like Downtown Indianapolis showing decreased days on market by 18.2% and the luxury market ($1M+) cutting down from 23 to 16 days.
