Market Report | September 2025

As the market transitions into fall, activity across the regions served by Encore Sotheby’s International Realty reflects a mix of seasonal moderation and localized momentum. While several communities experienced a slowdown in transaction volume compared to August, this is in line with expected post-summer trends.

Notably, areas like Fort Wayne, Lafayette, and the Kosciusko County lakefront continued to see healthy or even increased sales activity, highlighting sustained buyer demand in well-positioned markets. Price trends remained mixed – with some areas such as Carmel, Valparaiso, and the Central Indiana luxury segment showing strong price appreciation, while others like Noblesville and Downtown Indianapolis experienced fluctuations that point to shifting buyer dynamics and inventory composition. In many areas, homes are spending more days on market, a sign of a more deliberate buyer approach and increased inventory. Despite these shifts, consumer interest remains resilient, especially in desirable locations and higher-end properties.

As always, we encourage consumers to look beyond headlines and understand what’s driving these local shifts. Whether you’re buying, selling, or simply monitoring the market, our team at Encore Sotheby’s International Realty is here to help you make informed decisions with expert guidance tailored to your unique goals.
